Sports facility company shoots for next location,Lake Nona

An Orlando-based sports facility operator has scored a new location in Central Florida as it gears up for another.

XL Soccer World expects to build a $7 million, 50,000-square-foot facility in and open it next summer, CEO Ciaran McArdle told Orlando Business Journal. The company operates about eight facilities in the U.S, including one at 825 Courtland St. near the intersection of Lee Road and Interstate 4. That facility opened in 2011.

McArdle, a Lake Nona resident, hopes to attract soccer players and fans from Lake Nona and surrounding communities such as Kissimmee and St. Cloud. “We’ve seen tremendous success and popularity with what we do.”

The new facility will feature four fields for indoor soccer and futsal, a different version of soccer, among other uses. The facility will spread across roughly four acres off Narcoossee Road less than one mile south of State Road 417. XL Soccer World’s Xl Soccer World Orlando II LLC bought the 3.8-acre site from Narcoossee Land Holding Two Inc. for $571,400 on Aug. 27, according to Orange County records.

A contractor is expected to be announced soon. The architect is Orlando-based Butler Moore Architects LLC. Subcontractor opportunities likely will be available. A groundbreaking is expected before the end of the year.

McArdle declined to say where XL Soccer World’s next Central Florida facility will be, but he said it likely will be built in northwest Orlando.

XL Soccer World is the latest in a string of new sports companies to open facilities in Lake Nona. The $100 million U.S. Tennis Association National Campus opened its 100-court facility in 2016, and Drive Shack (NYSE: DS) opened its $25 million concept this spring.

OIA tackles potential development of 1,300 acres

Orlando International Airport is looking at the potential of its east airfield for future expansion and overall growth.


The Greater Aviation Authority, the entity that oversees the airport, has teamed up with real estate firm Jones LangLaSalle Inc. to look at how 1,342 acres of airport-owned vacant land can be developed in the near future. The land, bought by the airport over several decades dating back to 1986, is prime for developments that cater to operations such as fuel storage, training, distribution and logistics, warehouses or other airport-related needs.

“Our original purpose was to acquire this property to expand if needed and to provide aviation opportunities for support uses that would generate jobs,” Phil Brown, executive director with the Greater Orlando Aviation Authority, told Orlando Journal. “Our whole intent, which goes back to one of our main goals in economic development, is to use that property to bring new jobs to the airport and generate non-aviation revenue, which accounts for 30 percent of the airport’s [$518.2 million] budget.”

There’s no timeline for when the land will be developed and leased out, but Brown said he is ready to hear proposals. He said the airport constantly is growing and the available land is a major asset for that growth. “They are not making any more land,” he said, noting other airports in Florida are mostly landlocked.

Most of the 1,300-plus acres is useable — roughly 1,100 acres — with the rest designated as wetlands. The land also is near access points for the airport and highway systems that would make it ideal for most users who need to transport cargo or other large bulk items.

The airport also may use some of the vacant land for its own operations, including storage for materials for the $2.15 billion south terminal project, which is underway and slated to be done by 2020. However, one type of development that’s not on the radar is any residential type of project, such as or apartments, as the goal is to use the land to enhance airport operations.

This move coincides with the airport’s already massive growth plans that include more than $3 billion in new development and upgrades. The airport welcomes more than 44 million passengers and counting each year, thanks to Orlando’s $60 billion tourism industry that continues to invest in new attractions, hotels, and other offerings. Central Florida draws 68 million-plus tourists to the region each year.

Orlando June home sales price reaches $228,000


The price of an existing home in the Orlando area went up 14 percent last month, according to the latest Florida Realtors report.

Metro Orlando — Orange, Seminole, Osceola and Lake counties  median sales price for single-family of $228,000. However, the 3,272 single-family homes homes sold was 1.7 percent less last month, when compared with June 2015, the report showmoneyed.

Meanwhile, the median sales price of an existing Central Florida townhome or condominium also rose 13 percent last month to $129,950. A total of 894 multifamily units sold in June of this year, which was a 2.5 percent uptick from a year ago.

Statewide, the median home sales price was $225,000, up 10.8 percent. The number of home sales also saw an increase at 27,086 — 0.4 percent higher than June 2015’s closed sales.

“Florida’s is experiencing tight supply and pent-up demand,” Florida Realtors President Matey Veissi, states. “That’s affecting the pace of sales and putting pressure on statewide median prices. Florida’s economic growth, rising jobs outlook and acclaimed quality of life continue to draw new residents eager to call the Sunshine State home.” You may click on the video link below to visit this special video report
