Tavistock exec’s commitment is building Lake Nona’s sports empire

Lake Nona is one of Central Florida’s fastest-growing regions and a hotbed for new development in all aspects including and wellness.

Inside Lake Nona is a burgeoning 300-acre sports district that’s home to the U.S. Tennis Association’s $100 million USTA National Campus and the future $20 million Orlando City Soccer training facility.

The sports district also has plans for a new eight-story Lake Nona Resort catering to sports performance and well-being, plus a planned water sports park.

Further, the region intends to seek to become the home of USA Gymnastics. The team is leaving its Texas home for a new location and Lake Nona executives have voiced their desire to bring the team here.

At the head of many of those discussions is Andy Odenbach, vice president of sports ventures with Development Co. He is spearheading many efforts by the firm to develop Lake Nona into one of the most cutting-edge sports communities in the world.

Here, Odenbach tells Orlando Journal more about future plans, his goals for 2018 and more:

What are your business goals for 2018? We are working on a number of significant projects right now at Lake Nona. Unfortunately, a number of non-disclosure agreements have been signed that keep me from getting too specific, but if we can announce at least two, then it will be a great 2018.

What are your personal goals for 2018? To make sure I am maximizing quality time with my teenagers. We already have one at Florida State University, and before you know it, the other three will be out of the house, too. I also am looking to shave a few minutes off my time at St. Anthony’s Triathlon in St. Petersburg at the end of this month.

What’s the latest on the efforts to bring USA Gymnastics to Orlando? They still have plenty of things they are working through with a new CEO. I wouldn’t be surprised if a request for proposals is released in the next few weeks.

If you could add anything sports-related besides gymnastics to Lake Nona, what would that be? We recently announced a 110,000-square-foot-plus, medically-integrated fitness facility, in partnership with Signet and Integrated Wellness Partners, last month during the Lake Nona Impact Forum. We need to nail the design, programming and partners. If we do this right, it will become a resource that other national governing bodies, professional athletes and amateur athletes all will want access to, regardless of where they live. You will love being a member to access everything this center will have.

What about the culture of Lake Nona impresses you most?People generally want to be a part of something bigger than themselves. At Lake Nona, people recognize that we are building a city within a city – together. The “together” part is critical to the culture. It’s not about a developer and the residents who happen to live there. It’s an entire ecosystem of people, families, workers, companies, ideas and values that together create this place where great things can happen.

What’s a motto you live by? If you’re going to commit yourself to something, then make sure you are “all in” and give it everything you’ve got. This isn’t just a work thing, it’s a parent thing, it’s a spouse thing, it’s a personal thing, as well. If you can’t give a maximum commitment, then don’t do it. I learned it the hard way, by having those moments when I didn’t fully commit and ended up being disappointed with myself.

Who inspires you to get up and work every day? I used to get up and grind every day for me, but now it’s for my kids. I’m simply hoping the hustle wears off on them.

What do you do to wind down after a busy day? Cook or have a glass of wine with my wife on the couch. Sometimes both.

What are your top three sports or physical activities? Swim, bike, run and golf — oops, that’s four.

What’s your guilty pleasure food? Do India pale ales count? There are lots of carbs and calories in there.

What current businessperson inspires you? I was invited to a KPMG women’s leadership summit and was really impressed with Ginni Rometty, CEO of IBM. She is intelligent, well-spoken and knew the ins and outs of her business. Nothing was given to her and, most importantly, she really seemed to care about her employees and customers. I truly believe if you care about your customers and care about the people who work for you, the results will be there.

Who is a non-living businessperson that inspires you? Anyone who had the courage to create something incredible when society told them they were nuts. Think Henry Ford, Walt Disney, Steve Jobs or the Wright Brothers. I’m a sucker for big ideas and perseverance.

What is the biggest lesson you’ve learned in your career? Stay humble, stay hungry, listen, help everyone you can and don’t take yourself too seriously.

Tavistock adds 2 buildings, bike paths to $780M Lake Nona Town Center

 

The $780 million retail and entertainment complex underway in is getting an estimated $19 million-$27 million worth of new buildings and will be transit-friendly.

Development Co. LLC submitted an amendment to the city of Orlando to establish a town center bicycle parking plan for the second phase of the town center in addition, it includes the addition of land and projects not previously included in the framework Specific Parcel Master Plan approved last year. The new additions include:

  • A four-story parking garage dubbed Building B Garage that will have 840 spaces and 324,000 square feet, for an estimated $50-$70 per square foot, or $16.2 million-$22.7 million, according to industry standards.
  • A one-story commercial building called Building N that will house 27,871 square feet of commercial space for an estimated cost of $100-$150 per square foot, or $2.8 million-$4.2 million.
  • A 175 space surface parking lot, at an estimated cost of $1.25-$1.50 per square foot, according to industry standards. A lot of that many spaces likely would run about 37,000 square feet, at a cost of $46,250-$55,500.

The development group also recently announced that a 110,000-square-foot wellness center with a rock-climbing wall, swimming pools, and high-tech equipment is planned for the second phase of the Lake Nona Town Center.

The first phase of Lake Nona Town Center already opened and includes Class A office space, a dual-branded Courtyard by Marriott and Residence Inn by Marriott hotel, retail and restaurant space and a multilevel parking structure attached to a six-story digital art monument called , on which lights, colors, images and scenes set to music are projected to create a show. At full build-out, the town center will have more than 4 million square feet.

Steps are being taken to build a new office building in Lake Nona’s growing Town Center.

Building No. 2. include four-story, 100,000-square-foot

Tavistock Development Co. LLC’s entity, Lake Nona Land Co. LLC, on Aug. 22 applied for an environmental resource permit that could allow site work to begin on a 11.3-acre project dubbed “Lake Nona South Town Center Phase 1, Office Building No. 2.” Plans include a four-story, 100,000-square-foot Class A office building.

The planned facility will be similar in size to the Town Center’s first Class A office building that houses Tavistock’s headquarters, Regus, Nemours Children’s Hospital administrative offices and Nurse on Call near Medical City. An existing parking garage will stand between the new office building and the current one.

The project will create new construction, vendor, leasing and job opportunities for local firms. However, it’s just a small portion of what’s in the works at the Lake Nona Town Center that’s slated to become a 3.8 million-square-foot lifestyle and entertainment center with restaurants, shops, hotels and more. The Lake Nona and Orlando International Airport area in second-quarter 2016 had more than 1 million square feet of office space with a 14.2 percent vacancy rate and a $27.49 average asking rent rate per square foot, according to a Cushman & Wakefield report.

Lake Nona to Feature New Futuristic Parking Garage| The Creators Project

Imagine pulling up to a six-story parking lot that’s wrapped in binary code from corner to corner. As you get closer, you see lights shooting across the code and creating a digital mosaic that pulses with energy.

Residents and visitors in Lake Nona, Florida can now call this a familiar sight, thanks to a unique collaboration between public artist and designer/immersive theatre director . An average parking lot gets transformed with the addition of not only a 264-foot-long Code Wall, but also a 60-foot steel structure called .

The Tavistock Group—an organization founded by British billionaire Joe Lewis and which owns Lake Nona—originally reached out to Counts to tell him about the project. The idea: create something interactive that would make the town center stand out. Beyond that, Counts was given little direction and left to his own creative devices.

Counts recently created a large-scale, commissioned project for Michael Kors in Shanghai working with Three Legged Dog (3LD) Art and Technology center. He teamed up with them again for the visual content that would bring life to “The Beacon.”

Each night, the projections on structure change. About 15 different themes, developed over nine months, trick the eye into seeing the piece as a large-scale aquarium or the colorful inside of a kaleidoscope. The team worked with a model 1/8th of the size of the final product to make sure each projection “would look right in its final application.” While many of the interactions bring to mind nature and organic forms, Counts wanted to keep the content as diverse as possible.

“What guided me was a desire to have it be extremely varied so that you come one night it’s one thing and you come the next night — not just sort of variations on a theme,” says Counts.

The installation continues to attract local visitors but also tourists in the area. Counts recalls that JEFRE once met a couple that was in the Florida and decided to drive an hour to see the installation.

“Part of what I’ve always enjoyed about the creative process and public art is how much it can change your perception of a location,” Counts says. “So the idea of this piece, which is just by virtue of its design so different from day to night, but then the idea of adding an element that totally transforms the character of the town center from night to night. [And] understanding who the community is and the idea that people would be coming back.”

The designers also took into account possible interactions between “Code Wall” and “The Beacon.” Counts explains that Code Wall’s dichroic glass panels make it reflective in the sunlight and “even more dynamic” when shot through with light at night. The team—including Counts and Ryan O’Gara— brainstormed lighting designs that would “enhance what was already there and bring out new elements.”

The binary code included in the wall, when spelled out, references the main goals of the Lake Nona Community. Among them are  inspire, connect and participate.

Counts sees the installation as a “much more visionary approach to what could’ve easily been a very cookie cutter town center.” The team hopes to collaborate with other artists in the future so they might use the structure as a space for experimentation. So far, they have worked with media students from Full Sail University to encourage students and professors to think of their own collaborations for future projects.
